Brief Description:

In the capacity of Principal Contractor, KpH Deconstruction undertook this 10 week Strip Out and Enabling project at 16 St Martins Le Grand working on behalf of St Martins Property Investment Ltd and alongside Gleeds Cost Consultancy.

St Martins is a seven-storey Grade II listed building. The site is located in close proximity to St Pauls Underground Station in the City of London’s financial district.

Our works were undertaken across the Basement, Lower Ground , Ground Floor up to Level 7. As part of our agreed scope of works we were required to remove a redundant  lift and plant from within the Plant Rooms that could not be re-used as part of the overall refurbishment scheme. All redundant plant was also removed from the Roof as required. KpH took all appropriate steps to comply with the relevant Grade II listed regulations in particular on Level 4 and made sure that the listed features and structure was preserved and protected and additional control measures were put in place.

Live tenants were situated on the Lower Ground Floor. A fully operational gym remained open during our time on site and therefore noise and vibration was monitored closely to reduce any disruption and inconvenience. Challenging aspects of the works included  a tight delivery programme and tight logistics along Foster Lane in close proximity to the Goldsmiths Company Building.

Additional Scope of Works involves the:

  • The main works comprised of the internal Strip Out back to shell, including the removal of:
    • Floor coverings
    • Raised access floors
    • Underfloor services
    • Suspended ceiling, lighting and associated conduit
    • Partitions walls, glazed and plasterboard
    • Redundant M&E to above ceiling services
    • Removal of AC units and condensers
    • M&E
    • Additional Request to remove Screed
