Brief Description:
In the capacity of Principal Contractor, KpH Deconstruction undertook the soft strip and enabling works at One Golden Lane, working on behalf of CFP and in conjunction with Gardiner & Theobald.
One Golden Lane is situated on an island site on the western side of Golden Lane, bounded by Brackley Street, Viscount Street, Cripplegate Street and Golden Lane directly to the north of the Barbican. The building is positioned in a thriving sub-market of London, a short walk from Barbican, Farringdon and Old Street Stations.
Project Overview:
Originally re-developed in 1990 behind a partially retained façade (Grade II Listed), the property provides approximately 106,892 sq ft (9,930.6 sq m) of office and ancillary accommodation arranged over basement, ground and eight upper floors. The proposed development works involved a 9 week strip out of the Basement to Level 9 prior to procuring the main works package.
KpH had to take appropriate steps to comply with the Grade II listed regulations and ensure that the listed façade and the main core lifts were preserved and protected. Protections were installed to a high standard and great care was taken throughout the project.
A ply-boarded scaffold gantry with a public walkway was erected from two first floor windows over the ramp leading off Viscount Street. This ensured swift removal of waste from the building and allowed us to safeguard the heritage areas. Sheeting was wrapped around the skip to control dust and Incoming waste and vehicles were managed and co-ordinated by a Banksman to ensure that members of the public and affected road users were protected at all times.
Operatives with appropriate PPE & CAT B training were used to remove and dispose of asbestos contained in Gaskets, strict adherence to protocol ensured seamless removal, isolation and transportation of hazardous waste to a suitably licenced facility.
Community Newsletters were issued prior to project commencement and shared with stakeholders and neighbours, a copy was also displayed on the noticeboard at entry to the site. Weekly updates were sent to the Building Management and Security Team and meetings were held to discuss any logistical or neighbourly concerns.

- Floor coverings
- Underfloor services
- Suspended ceiling, lighting and associated conduit
- Partitions walls, glazed and plasterboard
- Redundant M&E to above ceiling services
- Mechanical and electrical risers
- Removal of AC units and condensers
- Fire heads and sounders
- Installed temporary fire alarm system
- Internal / external investigation works
- Strip out works in stair cores
Basement works include:
- Plant removal
- Blockwork removal
- Comms room removal
- Redundant M&E services
- Floor coverings
- Fittings and fixtures
- Shower room removal
Asbestos works included on all floors:
- Removal of asbestos gaskets
