Brief Description
Acting in the capacity of Principal Contractor, KpH undertook these works at St Ann’s Shopping Centre in Harrow over an 11 week period and completed them in April 2017. We managed to improve on the 12 week programme set down by the client whilst also incorporating additional variation works.
Scope of Works
The works involved soft strip across 3 floors and included the removal of ceiling, ceiling services, floor vinyl, plasterboard and concrete block work walls throughout.
In addition to this all Mechanical and Electrical services from the Plant Room down to the Ground Level and all associated ducting and pipework throughout the building risers.
A full strip out and removal of Plant Room Plant including large AHUs, Pump Sets, Chiller and Large Generator.
Removal of 2No escalators and 2No Hydraulic Lifts including demolition of a lift shaft from Level 2 to Ground Floor.
The Final Phase was to use floor grinders to remove latex residue and adhesives from the floor vinyl removal throughout all levels.
The site was contained within a live shopping centre so we had to consider the impact to the public and work alongside centre management to mitigate noise pollution. The floor screed was remaining throughout the building so was a challenge protecting this when we were removing the large escalators, lifts and concrete block walls. We put protective measures in place to ensure there was no damage creating from deconstructing elements.
