Brief Description
KpH undertook this 6 week Strip Out and Enabling project, acting as a Principal Contractor, for our Client, DTZ Investors. The works comprised of the Soft Strip back to core of all floors of a 4-storey office building; including the removal of 3 Plant enclosures from the Roof exterior.
The building is located on a very busy high street, so we made sure that the safety of the public was prioritised throughout the project. We successfully liaised with neighbouring businesses and tenants, providing them with a copy of our Newsletter in advance of the works, and kept them informed of progress with regular “planned works” updates.
The Ground Floor was occupied by a Bank which stayed open for business, so great care had to be taken during the planning and implementation of the access and egress routes to make sure that the redundant Mechanical and Electrical (M&E) Services removed from the First Floor did not cause any disruptions.
We coordinated the service isolations so that the Fire Alarm, connecting to the Bank, remained live, and that no false alarms were triggered throughout the works.
We utilised the site car park for our waste removal, which was still in use by various neighbours. Deliveries and collections had to therefore be organised strategically so that it did not interfere with daily activities.
Noise also had to carefully controlled and monitored during the project to make sure that the Bank and neighbouring tenants were not unduly disturbed during their business hours.
Scope of Works
- 3 floors of Offices, Toilet Blocks, and an internal Plant Room on the Floor 3, were stripped out and removed.
- The Electrical Services were removed from below the Raised Access Floor and replaced following the completion of the works.
- The Plant Rooms and some of the Mechanical Pipework had connections containing Asbestos Gaskets which were dismantled under controlled conditions and removed from site under the appropriate licenses.
- All internal Wall Linings and redundant M&E were removed from all floors.
