Strip Out and Enabling

Brief Description:

Acting in the capacity of Principal Contractor, KpH were engaged by Gardiner & Theobald, on behalf of our Client, British Land, to undertake this 16 week Strip Out and Enabling project at Broadwalk House; a 292,044 ft², 6 storey office building with two car park Basement levels, constructed in 1989.

Our deconstruction works would enable the Client to refurbish Levels 3, 4, 5 and 6 to CAT A standard.

Due to the age of the building, KpH arranged for an R&D Survey to be carried out and produced a Conditional Survey to log and protect the remaining items to be re-used by the Client. This included glass partitions on the Ground Floor, which had to be carefully stacked and stored on site during the works. We also had to carefully remove marble floor-tiles from around an art sculpture in Reception that required the installation of specially designed protections for preventing damage during the works.

Broadwalk House is a live building with a Reception Area on the Ground Floor and occupied offices in the second half of Level 3. Isolations were therefore kept to minimum, a Noisy Works timetable was implemented and deliveries/waste removals were carefully coordinated through the shared Loading Bay out of hours, to avoid disrupting tenant activities during the day.

We were able to incorporate additional works into the Programme for the Client and, despite a tight deadline, we completed the works on time and to budget.
Items remaining were neatly stacked, Levels left well-lit, and live services clearly marked ready for ongoing Contractors works.

As part of the Considerate Constructor Scheme (CCS) registration on site, KpH liaised with the Estate Management Office at Broadgate Estates to volunteer for local projects within the community.

Scope of Works

The Strip Out works included the removal of the following:

  • Floor Coverings;
  • Carpet, Tiles, and Vinyl;
  • Column Linings and Skirtings;
  • Catering Facilities;
  • Fixtures and Fittings;
  • Kitchenette and Toilets;
  • Electrical and Mechanical Services;
  • Partition Walls;
  • Suspended Ceilings.
