Strip Out and Enabling

Brief Description:

Over a  total 14 week period, acting in the capacity of Principle Contractor, KpH Deconstruction carried out Strip Out and Enabling works at 9 Devonshire Square in London, working on behalf of our client Nuveen/WeWork.

The building remained live throughout the duration of the refurbishment works, which took place on Levels 1, 2 and 5. Due to the building being occupied, noise monitoring was carried out and constant liaison with neighbours and security ensured smooth progression of works without incident.

The waste that was produced had to be removed out of working hours between 6pm-11pm. Due to these time allocations, we developed a split shift rota with two teams of men to accommodate the requirements of the client. The waste removal involved banking skips in and out of the pedestrianised square. This proved difficult due to the amount of planning required, yet the site team were able to plan ahead for these removals to run as smoothly as possible working closely with our Waste Services Provider.

All windows had to be protected together with 2No lifts which were assigned to us throughout the works. The paving directly beneath the waste loading area had to be protected every evening and then removed on completion. The windows were protected using corex screens and the paving covered with skip mats and ply.

KpH Deconstruction received outstanding feedback from other tenants and security for our conduct on site. This is supported by 8No internal Health and Safety Audits with no incidences on site. In light of this, KpH were engaged to undertake a further phase of works which included strip out of all redundant plant and services within the shared basement. Consideration needed to be given to the live Gym that was operating on the same level and the remaining tenants. Services were carefully traced back to ensure that any that needed to remain live were identified and tagged. Due to the shared area waste was removed via a louvre and a small hoist was installed. Although challenging our approach was methodical and we were able to complete on time. This phase was started after the first national Covid-19 lockdown and consideration needed to be given to changes in working practices and welfare facilities all of which was achieved without additional programme or budget requirements.

  • Strip out and disposal of the following:
  • Soffit services; Fan coil units, ductwork and cabling
  • Plasterboard linings and partitions;
  • Ceiling tiles and grid;
  • Carpet tiles and raised access flooring;
  • Redundant Plant and associated services in Basement
