Strip Out and Enabling Works

Brief Description:

In the capacity of Principal Contractor, KpH Deconstruction undertook this 12 week Strip Out and Enabling project at 7 Princes Street, working with Abakus Consulting on behalf of our client, Morgan Capital.

Project Overview:

7 Princes Court, which is an 8 storey high rise building, was originally used as commercial offices and is located near to Bank Tube Station with the prestigious Ned next door and Grocers Hall to the rear.

Scope of Works

A full strip-out of 7 storeys plus ground, lower ground and basement level commercial office building including lifts and all M&E with the exception of some CCTV and power to the gates for the rear courtyard, retaining stair cores and fire lobbies.

Challenges

The works presented several challenges and the client team were impressed with how these were managed during our time on site.

To the rear of the building stands Grocers Hall, which houses one of the Great 12 Livery Companies in the City of London and who today play a significant role in the City’s constitutional and ceremonial life, including the election of the Lord Mayor and Sheriffs.

Through investigation, it was discovered that services feeding parts of Grocers Hall were fed from our building and therefore needed to be traced back, tagged and protected throughout our works. In addition, it was imperative that our works did not disrupt the day to day functions and events that so often would take place within Grocers Hall. This was achieved with great success whilst on site.

Logistically, the project presented challenges which we were able to overcome through early engagement with The City of London, TFL Taxi Rank and associated stakeholders. Giving clear direction on how traffic management would be managed and adhering to strict hours of operation for vehicle movement, we were able to agree access to Princes Street during the working day where currently it is restricted to other road users. Continued communication was maintained with the City of London throughout the project to demonstrate compliance and deal with any issues in a swift and efficient manner.

Works carried out

Strip out works to floors 7th floor— Ground to include the removal of :

  • Raised Access Flooring
  • Underfloor services
  • Suspended ceiling, lighting and associated conduit
  • Partitions walls, glazed, plasterboard & blockwork
  • Redundant M&E to above ceiling services
  • Removal of AC units and condensers
  • Fire heads and sounders (see attached FAFFS report)
  • Kitchen / Tea-points
  • WC’s
  • Floor finishes

Basement and LG Floor Works include:

Removal of plant, water tank, blockwork walls, vault and high level services

Roof works

Removal of external chiller, generator, boilers, 2No lift motor rooms and high level services

Asbestos works include:

Removal of asbestos tiles & bitumen
