In the capacity of Principal Contractor, KpH Deconstruction undertook this 5 week Strip Out and Enabling project at 46-48 Grosvenor Gardens working on behalf of Grosvenor Property UK and alongside Exigere.
Grosvenor Gardens is in the London Borough of Westminster and is bound by two terrace buildings to the sides and Grosvenor Gardens Mews to the rear. The site comprises of 2no. Grade II Listed Buildings and sit within the Grosvenor Gardens Conservation Area.
KpH discussed with the project team at the start of the works the requirement to work alongside Globechain to identify, photograph and publish items that could be collected by charities for re-use or re-purpose rather than sending away to be recycled. Our Site Team worked tirelessly to ensure that as much as possible was re-used factoring in the logistical challenges that the works presented. Some of the items we managed to redistribute included office carpet tiles, cabinets, dishwashers all of which went to worthwhile causes.
The site was located on a busy street close to Victoria Station, therefore waste removal was a particular challenge and required careful planning from the outset. Additional building works were being undertaken within the area which were unknown at tender and put further pressure on the ability to remove waste loads from site. Using a parking bay outside the premises, the team needed to ensureĀ to remove waste on a wait and load basis within the allocated time slot and were able to achieve this without affecting the overall programme.
Scope of Works
Strip out works were carried out carefully to keep certain live services in place such as fire and intruder alarms, security barriers and lifts
The main works comprised of the internal Strip Out back to shell, including the removal of:
- Floor finishes & data cables under the floor
- Suspended ceiling, lighting and associated conduit
- Partition Walls, Glazed and Plasterboard
- Redundant M& E above ceilings services
- Tea Points
- Roof Plant
- M&E in Comm’s Room
