Strip Out & Enabling Works

In the capacity of Principal Contractor, KpH Deconstruction undertook this 22 week Strip Out and Enabling project at 155 Bishopsgate, working with Alinea Consulting on behalf of our client, British Land.
The site is an occupied building, with our site area covering 10,000m2, and is part of the City of London’s Broadgate Development. The works included the Strip Out of Levels 6 and 7, and part of Level 4, back to shell and core. Strip Out of the vacated retail units on the Ground Floor also formed part of our scope of works.
Considerate Contractors SCHEME – National site award winner 2020
This project was subject to the Considerate Constructors Scheme. Our Project Team achieved a Gold National Site Award in recognition of the achievements made in regard to the Scheme in particular our innovation surrounding “speaking posters” Additional achievements are listed below:
Securing Everyone’s Safety
We scored an impressive 9 out of 9 for our Health and Safety quality, which corroborates our commitment to Health and Safety in and around our sites. We achieved full marks in this category for some of the following key reasons: the ample number of First Aiders on site; our Daily Briefings; weekly Safety Inspections; and the implementation of the QR codes linked to safety critical signage that, when scanned, connects the user to an audio translation of the information in multiple languages.
Care About Appearance
The Auditor remarked that the appearance of our site was “excellent” and was impressed by our ample signage displayed, providing a positive view of the site.
Respect for the Community
Our Project Team on site raised £80 for a homeless charity, Spitalfields Crypt Trust, by arranging lunchtime Table Tennis Tournaments. This was put towards the total KpH raised, of £2,230, during the charity’s annual 2019 Sleep Out campaign. Three members of our Management Team took part in this event which included spending the night sleeping in Spitalfields Churchyard to raise awareness for the plight of the homeless in London.
Scope of Works
The works comprised of the internal Strip Out of the building back to shell and core, including the removal of ceiling tiles; door frames; floor tiles; plasterboard partitions; glass partitions; kitchenette; Toilets and all redundant Mechanical and Electrical Services.
The works were subject to change following site possession due to stringent restrictions imposed by the Building Insurers. Our sequence of works had to be suitably adapted to accommodate a requirement to remove all waste from the floors overnight, and the need to only work on one floor at any one time. KpH managed to adapt and deliver the programme as agreed.
During the works, challenges were faced in relation to noise mitigation and on-going liaison with live tenants. This was managed by ensuring that weekly Look Ahead Meetings were undertaken and consistent liaison at all times with the Building Management Team. Additional challenges include shared use of the Goods Lift with other Contractors and tenants, and restricted use of the Loading Bay at short notice to accommodate the Events Company on the Ground Floor.
