Brief Description:

KpH Deconstruction undertook this 13 week Strip Out Enabling project, working alongside Project Managers Arcadis. Our works consisted of strip-out of office and ancillary building (4,640 m2) arranged over lower ground, ground and six upper floors.

The Building comprised of vacant office premises and a public house. The public house was not part of the scope of works and was to remain functioning. We identified that the adjacent areas and neighbouring properties could also be affected by our works and therefore paid particular attention to minimising the disruption to these areas and reducing noise and vibration during our loading operation. We achieved this by using only properly maintained motorized equipment with low noise emission and ensuring that Subcontractors also used efficient noise reduction systems and equipment. Our most disruptive works were carried out in well publicised, short, pre-planned slots throughout the day to allow those affected by the works to make appropriate arrangements to prevent being inconvenienced.

A significant challenge to the project was created by a delay to the City of London’s re-surfacing schedule due to inclement weather. This had a knock on effect to our scaffold gantry installation and therefore the planned waste removal schedule for the works. Despite this KpH were able to re sequence and complete the works on programme.

Scope of Works

The scope of works consisted of the strip out of the following items:

  • Floor Finishes
  • Non load bearing plasterboard partition
  • Redundant M&E Services above the ceiling
  • Raised Access Flooring
  • Redundant M&E Services below the floor
  • Strip out of WC’s
  • Lift Removal
  • Basement and Rooftop Plant Removal
