Brief Description

In the capacity of Principal Contractor, KpH Deconstruction undertook this 12 week Strip Out project at 1 Leadenhall Court, Leadenhall Street in London. The project consisted of 11 floors, including a Lower and Upper Basement and a Roof averaging 1800m² per floor.

The main challenge for KpH was to remove over 4,000 cubic meters of waste from the working site via a service road, which served the majority of the deliveries for the busy Leadenhall Market. The waste was primarily removed via a purpose built waste gantry which was specifically designed to allow the public and neighbouring trades to go about their business as usual. Water misters were used to control dust migration and acoustic matting to reduce the levels of noise during the loading of over 200 waste movements from the site. With regular communications with the Market, City of London and Market Building Management, we were able to complete the works on time and to the satisfaction of the Project Team.

This project was subject to the Considerate Constructors Scheme. Our Project Team achieved an award of Performance Beyond Compliance in recognition of the achievements made in regard to the Schemes code of practice, a few of which have been detailed below:

Community

We scored an 8 out of 10 in the category “Respect for the Community” in recognition of the considerable effort we made to develop a working method that minimised the negative impact of the works on the local community. Those affected by the works were kept well informed by the Project Team.

Appearance

The external appearance was deemed ‘excellent’ due to our hoardings and scaffold wrap being kept clean and in excellent condition. Furthermore, external signage was neatly displayed, with KpH providing reassurance that the needs of the public and local businesses are addressed.

Scope of Works

  • Asbestos Surveying and NNLW Removal Works.
  • Removal of all non-load bearing partitions, removal of wall finishes, removal of raised floors and floor finishes, removal of all doors, removal of all fixtures and fittings.
  • Removal of all WC’s, Showers and associated Sanitaryware.
  • Complete removal of M&E infrastructure, inclusive of Lifts, Roof Top and Basement plant, and machinery which resulted in 4,300 metres cubed of waste removed and transferred form the site (this returned a 99% recycling diversion from landfill statistic).
