KpH undertook this 9 month Strip Out & Enabling project as Principal Contractor at 1 Knightsbridge, London, working with cost consultants Alinea Consulting and Project Managers Gardiner & Theobold. Set on the south side of Knightsbridge close to the junction with Hyde Park Corner, the site is prominently located opposite Hyde Park and between two high profile thoroughfares, Knightsbridge and Grosvenor Crescent.
Our works were undertaken from the Roof down to the Upper Ground Floor. During the tender process KpH engaged with the preferred scaffold contractors to the tendering Main Contractors for the refurbishment works. This allowed us to propose a design and installation of a scaffold gantry with minimal adaptions. To ensure interaction with existing tenants was mitigated during the works, the staircase was installed taking you directly to the welfare area on Level 2. The works were undertaken during the COVID Lockdown at the start of 2021. A one way system was implemented using the Haki staircases and we did not report 1 COVID person to person incident on site.
Effective neighbourly liaison was a key reason behind why KpH were selected to undertake these works. With Grosvenor Crescent to the rear, The Lainsborough Hotel to the front of the building, a spa located within the basement area and live tenants in occupation, it was imperative that our works caused the least amount of disruption possible. Through letter drops, weekly communications and a considerate approach, the works were completed without one reportable complaint.
KpH worked alongside the Incumbent Facilities Management Team and electrical contractors to validate and successfully isolate the building piecemeal. To ensure minimal disruption. A phased approach to the installation of the Fire Alarm System was adopted to ensure continuity of cover.
KpH have been successful in securing additional plant removal works in the risers, basement and on the roof, having now been novated to the Main Contractor of the refurbishment works ISG Fit Out.
Scope of Strip Out Works
Strip Out and Enabling works included the removal and disposal of the following:
¨ Floor coverings & raised access flooring including pedestals and adhesive
¨ Electrical & mechanical underfloor services have been removed back to the risers
¨ Suspended ceilings, lighting and associated conduit
¨ Partitions walls, glazed, plasterboard & blockwork walls
¨ Redundant M&E to above ceiling services were taken back to the risers
¨ Removal of AC units and condensers
¨ Fire heads and sounders
¨ Cladding removal within the atrium, upper ground floor space and lift lobby areas
¨ RC Link Bridge removal
¨ Removal of ceramic tiles and screed from the Upper Ground — 5th Floor
